While the vacation rental industry continues to grow at a breakneck pace, homeowners struggle with limited (and polarizing) options for listing their properties. Full-service property managers can be expensive, charging between 30% and 50% per booking. Managing your own vacation rental costs less but takes a lot of time and effort. To solve this dilemma, Brian Egan and Adam Sherry founded Evolve Vacation Rental Network in 2011, creating a tech-enabled management solution that puts homeowners first for a fraction of the typical price. “Brian and Adam decided to break apart the traditional property management model by focusing on the marketing and booking tasks and allowing homeowners to choose their preferred approach to on-the-ground services,” said Brian Becker, Senior VP of Marketing. “We have not shifted much from their original vision.”

Today, Evolve helps homeowners list, promote, and manage their vacation rentals for an industry-low fee of 10% per booking. They offer owners a range of services, such as marketing and distribution on top websites like AirBnB and VRBO, inquiry and reservation support seven days a week, and even liability coverage. As a result, Evolve has built a portfolio of more than 9,000 properties, secured more than $350 million in rental income for homeowners, and maintained an average guest review rating of 4.62 stars. “The thing we hear most consistently is that our people make the biggest difference,” Becker said. “We have a very customer-centric team that is dedicated to building loyalty and creating positive service experiences. Both owners and guests find this approach to be a breath of fresh air.”
